Data plates and serial numbers
Manufacture dates for water heaters, furnaces, air handlers, and condensers are encoded in serial numbers, and the plates are frequently dull, scratched, or corroded. The technique that works:
- Zoom to 3x to 5x so the plate fills the screen.
- Turn the flashlight on, but if the plate is glossy and reflects it, dim the flashlight by pressing and holding the icon and sliding, or angle the phone slightly off perpendicular.
- Tap directly on the serial number to focus there.
- Take the photo and read from the still image. Zooming into the photo afterward is often clearer than the live view.
For plates where the ink is gone but the characters are stamped or embossed, light from a low side angle is what reveals them. Electrical
The panel is where small text matters most. Breaker amperage ratings, panel labels, and manufacturer markings are small and often dusty. A 5x view with the flashlight on reads them from a comfortable distance, and a photo of the whole panel directory plus close-ups of anything unusual gives the report a clear record.
Wire insulation is printed with gauge, type, and rating, usually in small text that has dulled with age. At 5x to 10x it is readable, which helps confirm aluminum branch wiring, undersized conductors, or cloth-covered wire. Photograph the marking rather than transcribing it from memory.
Stay within the scope of a visual inspection. Do not reach into a panel to rotate a conductor for a better view. The magnifier is for seeing what is already visible.
Plumbing
Pipe stamps tell you material and standard, and some older polybutylene and certain brands of plastic piping are identified by markings that are hard to read in a dim utility room. Supply line fittings, water heater connections, and valve bodies often show early corrosion, mineral deposits, or hairline weeping that is easier to confirm at 3x to 5x than with the naked eye. A photo at that zoom is also far more persuasive in a report than the phrase "evidence of past leakage."
Pest and moisture evidence
Termite mud tubes, frass from wood-boring beetles or carpenter ants, exit holes, and the texture of damaged wood are all small and are usually found in poor light. At 5x to 10x with the flashlight on you can distinguish frass pellets from dirt, confirm whether a hole is round and clean or irregular, and show the client what you mean. Mold-like staining and efflorescence also photograph better when lit and zoomed. Describe what you see; leave species identification and remediation to the appropriate specialists, and note that in the report.
Other places a close look pays off
- Window glazing etchings for manufacture date and whether glass is tempered where required.
- Roof shingles at ground level are out of range, but granule loss and cracking on an accessible sample or at the eave can be documented.
- GFCI and AFCI device labels and test button markings.
- Smoke and CO detector dates printed on the back or rim.
- Hairline cracks in tile, grout, and foundation parging, where a photo at 3x shows width better than a wide shot.
- Appliance model tags inside a dishwasher door or behind a range drawer.
Report photo quality
A good report photo is sharp, evenly lit, and shows the defect with enough context to locate it. A practical pattern is two photos per finding: one wide shot at 1x to show where it is, and one close shot at 3x to 10x to show what it is. Hold the phone as parallel to the surface as you can to avoid distortion, and rest the phone or your hand against a stud or pipe when zoomed in.
Glare is the usual enemy. If the flashlight bounces off a glossy plate or a wet surface, dim it or turn it off and use your separate flashlight from the side.
